If you’ve been watching the market lately, you’ve probably noticed something interesting.
Some homes in the Upstate are selling quickly with strong activity… while others are sitting longer than expected.
A lot of people assume it’s because the market is slowing down. In reality, that’s usually not the full story.
What I’m seeing right now is this:
The homes that are priced correctly, marketed well, and prepared properly are still moving.
The homes that miss the mark in one of those areas are the ones that tend to sit.
As agents, we have these conversations every day with buyers and sellers across Spartanburg and the surrounding Upstate areas, and there are a few patterns that continue to show up.
Pricing Still Matters More Than Ever
The market we experienced a few years ago created an expectation that every home would immediately receive multiple offers regardless of price.
That’s no longer the case.
Today’s buyers are more careful, more informed, and more selective.

Buyers decide how they feel about a home almost instantly.
Before they ever walk through the front door, they’ve already formed opinions from:

- cleanliness
- updates
- staging
The good news is that preparing your home properly doesn’t always require major renovations.
Sometimes small improvements create the biggest impact:

- decluttering
- landscaping
- updated lighting
- deep cleaning
- simple repairs
Those details matter.
Especially online, where buyers are making decisions before scheduling a showing.
Marketing Is No Longer Optional
Putting a home in the MLS alone is not enough anymore.
The way a property is presented online can completely change the level of activity it receives.
Professional photography, video, social media exposure, targeted marketing, and local visibility all play a role in getting the right eyes on a property.
