De-Clutter. A great start to getting your home ready to sell is to go through your belongings and give away, donate to charity and sell things you no longer need or haven’t used in a while. Some organization experts have recommended going through each room of your home with 3 bins or boxes. Label one “Keep”, another “Give Away” and another “Undecided”. Go through the items in each room quickly, trying not to reminisce too long over each item. If you need to think longer than a few moments over an item, just put it in the undecided box. Usually after a day or two of sitting in the undecided box, you can come back and determine if those items should go in the keep or give away box! Have boxes, tape and a marker ready. There are many items in your home that you will want to keep but don’t use on a regular basis and these can be packed up, labeled and stored in advance of getting your house ready to show. Which leads us to the next tip!
Start Packing. Half empty closets and cabinets show the storage potential better than ones that are jam-packed. Removing personal items and even some décor will help your home show better.Think minimal! Utilize your garage for storing boxes. Buyers understand you are moving.

Make a List. Location is the only thing you can’t change about your home! Decide where you want to live, how many bedrooms and bathrooms you need and the size lot. Then determine your needs and your wants in the features of a home. If you are buying with a spouse or a partner, determining what are the “Must Haves” and which features are “Wish List” items before you begin looking can save you a lot of trouble down the road!
Contact a Lender. A lender will help you determine how much you want to spend on a home based on your credit, your income and expenditures, how much you can or will need to put in for a down payment and what you want your monthly mortgage to be. Ask for an estimate of what your loan costs will be.
